Daman Tower in Dubai adopts AET under floor air conditioning

Daman TowerThe impressive 52,000 sq m Burj Daman in Dubai, part of the “Buildings by Daman” project at the Dubai International Finance Centre and incorporating AET Flexible Space under floor air conditioning, was completed at the end of 2013 and commercial space is now sold out. The twenty storey tower comprises fifteen floors of speculative office space with virtually column free design, no irregular corners and high ceilings to maximise available space and offer improved sight lines for trading floors; a key feature of modern grade-A office accommodation.

Offering maximum flexibility to prospective tenants, the development has a total of 168 CAM-V44 AET Flexible Space zonal downflow units pre-installed and tenants are able to specify their cooling requirements and add fan terminal units, which introduce the conditioned air into the work space, prior to moving in. One of the first companies to occupy the commercial space was Schlumberger, a leading company in the global oil and gas industry, who have leased 5000 m2 and specified a total of 250 TU4 fan terminal units for their space. This corporate occupation is testament to the project design setting new efficiency standards for office environments in the UAE and aiming to provide optimum levels of flexibility, space utilization and functionality.

The AET under floor systems utilise the plenum beneath a raised floor as the ventilation duct, eliminating the need for ceiling based duct work, potentially reducing height of new build construction by up to 10% and making it easy and economical to adapt to changes in the workplace. The conditioned air is introduced into the space via floor recessed fan terminal units or Fantiles, which are easily relocated with the 600 x 600mm raised floor tiles and also feature integrated controllers allowing users to personally adjust temperature and fan speed settings. The CAM-V units introduce conditioned air at floor level into the plenum beneath the raised floor and then receive return air at high level for reconditioning. This configuration is ideal for easy reconfiguration as there is no division of the plenum into supply and return channels.

Their under floor air conditioning systems are well proven to be flexible and adaptable offering a high level of comfort cooling and personal control for occupants. The system specified by consultants Buro Happold at Burj Daman was supplied by EKA Group, one of AET Flexible Space’s most established distributors serving Greece, Cyprus and UAE amongst other regions and they are expecting orders for approximately 180 Fantiles per floor as the building is occupied.
