Advanced Ergonomic Technologies Ltd., has supplied and installed Hiross
Flexible Space System underfloor air conditioning at Princes House, a
prestigious new office development in the heart of Glasgow's downtown
commercial district.
Developed by Teesland Development Co. Ltd., Princes House is a seven storey building with a total floor area of 5,355 square metres. The property was designed as a major corporate headquarters building and it has been completed to an exacting specification, with high quality materials and finishes used throughout. High aesthetic standards are complemented by engineering excellence in the building's mechanical and electrical services. The Hiross Flexible Space System was selected by consulting engineers K. J. Tait after it had proved highly satisfactory to both developer and tenant on a previous project. With high air quality and complete controllability, this system provides the optimum working environment and a range of benefits unavailable with any other type of air conditioning. Conditioned air, supplied via the underfloor void beneath raised access flooring, is drawn up by fan-assisted terminal units into the occupied space and each unit provides individual control for maximum user comfort. In addition, as the Fantiles are interchangeable with floor panels, units may be relocated easily and quickly in order to change the layout for an incoming tenant or reconfigure the space to suit future needs. Hygiene maintenance is also simplified, as the underfloor void is readily accessible for cleaning. These features make the Flexible Space System extremely popular with tenants, who are particularly attracted to buildings offering a high quality environment with complete flexibility for space planning and low-cost reconfiguration. Panasonic in Paris and the Swedish National Pension Fund in London are on record as saving between 100 and 170 UKP per square metre per annum in the cost of change, compared with costing a VAV system. The reduction in lifetime costs is further enhanced by a simplified hygiene maintenance regime which obviates the costs and disruption associated with ductwork cleaning. An air conditioning system which offers tenants so many long term benefits simplifies letting and is therefore equally popular with developers. The Hiross equipment comprised eighteen CAM 25 conditioned air modules, 225 Fantile units and BMS compatible Hiromatic controls. The Hiromatic family of microprocessor controls offers the options of remote supervision and full integration with building management systems from most major manufacturers such as Trend, Honeywell, Johnson Controls, Landis & Staefa and Satchwell.
