76-88 Wardour Street – AET Flexible Space

76-88 Wardour Street

London, UK

This iconic building is considered to be one of the earliest sites of public cinema in the UK.  Due to its period architecture style and prominent corner location there were a number of design challenges to be overcome in order to attain full air conditioned office status for speculative open plan offices

Under Floor Air Conditioning was the ideal solution for overcoming height restrictions whilst maintaining a minimum floor to ceiling height of 2.6 m on all five office floors

  • Client – Legal & General/Walbrook Land
  • Architect – RPR Architects
  • Consultant – URS
  • M&E Contractor – Designer Group

Due to its prominent corner position, the building featured unique structural elements around the columns in addition to the floorplate configuration.  In particularly shallow areas where the floor void was less than 200mm, the latest TUS-EC slimline Fantile units were installed

Following the refurbishment the building was awarded BREEAM “Very Good” status as well as a EPC “B” rating

Utilising the UFAC system enabled the transformation of a 1960’s heating only building into high specification Grade A office space attracting high profile tenants and premium rates

Completed in October 2013, two of five office floors were immediately pre-let to Capgemini as their Headquarters
