Flexible Space Under Floor Air Conditioning was specified for this new build development originally completed in 1998 after BAA Lynton carried out a feasibility study, comparing underfloor air conditioning against ceiling based air conditioning installed in a near identical building at Heathrow.

The developers were able to demonstrate a 2m total reduction in building height, equating to a saving of around £200,000 in materials and calculated that 25% more floor area is available using the underfloor system as opposed to a fan coil option.

Savings in construction time using the AET Flexible Space system were in the region of five weeks enabling a much earlier handover and subsequently attracting earlier rental income.
