Pioneering Underfloor Air Conditioning Since 1993

AET Flexible Space has been redefining how buildings breathe since 1993. What began as a family business and one of the main global distributors of the pioneering Hiross Flexible Space system — originally designed to cool data centres in Asia — has evolved into a UK manufacturing success story, leading the future of intelligent, sustainable climate control.

What is Underfloor Air Conditioning?

A smarter way to heat and cool modern spaces.
UfAC uses the raised floor void as a plenum for delivering conditioned air via floor-level Fantile™ units.
Air is drawn back through high or low-level returns, filtered and recirculated for continuous comfort.
It’s flexible, efficient, and designed to adapt to your building.

From refurb to new build, we help create flexible workspaces from the ground up.

Recent wins & milestones

We’ve been appointed to deliver the underfloor air conditioning system for the major refurbishment of 1-5 London Wall Buildings (25 Finsbury Circus), a Grade II-listed Edwardian office building overlooking Finsbury Circus Gardens in the heart of the City of London.

The sustainability-led redevelopment includes the restoration of the building’s historic façade, a two-storey extension and new rooftop terraces, targeting BREEAM Outstanding, WELL Platinum, NABERS 4 Stars, EPC A and WiredScore Platinum.

Working alongside IJM, Oxygen Asset Management, Carmody Groarke, Watermans, Quinn Ross, Quantem, Midgard Ltd and Ark M&E, AET will deliver the UfAC system across eight floors, serving 18,700m² of office space. The installation comprises 86 CAM—V DX units, 811 TU4 Fantiles™ and 195 FA7 Supply Air Booster Modules and will be one of AET’s first major projects to utilise lower GWP R32 refrigerant.
