2022 Refurbishment

Completed in April 2022, this extensive refurbishment
of Grade II listed building Bridge House will create
light, and airy contemporary CAT-A office space which
will incorporate AET’s innovative and highly adaptive
underfloor air conditioning (UfAC) system across all five
floors.

Purchased in 2020 by GMS Estates and located next to
London Bridge, Bridge House, was originally built in 1832
as a hotel, and subsequently altered in the 1960s with a
rear annex added in the 1970s.

The refurbishment of the building was led by award winning Emrys
Architects, who obtained planning consent to remove the 1960s
rooflights, create new windows, and add a new floor above the old 1970s
annex. Furthermore, a new garden roof terrace will deliver stunning
views across the City, Borough Market and Southwark Cathedral.

AET’s CAM-V (floor supply, high level return) system was selected by
consulting engineers and long standing supporters Milieu Consult as
the most appropriate air conditioning solution, as it offered the highest
level of flexibility and adaptability as well as enabling the generous
floor to ceiling heights to maximised at the same time. An underfloor
air conditioning system efficiently and effectively makes use of the
void beneath a raised access floor to create the air ventilation path,
eliminating the need for unsightly ceiling-based services.

environment and an opportunity for occupants
to create change within the workplace with much
more ease than traditional overhead systems. ‘‘

A total of 13 CAM-V33 Conditioned Air Modules (CAM’s) were installed
across five floors which are served by high-efficiency, roof mounted heat
pump units. Conditioned air is delivered into the space by AET’s market
leading fan assisted Fantile™ units which fit seamlessly within the raised
floor void. A mixture of AET’s standard TU4 and slim line TU350 Fantile™
units were installed throughout the building with the later on the
Ground and Fourth floors to accommodate the shallower, 200mm floor
void. The used room air is then routed back to the CAM units at high level
where it mixes with fresh air, filtered, reconditioned and redistributed
back into the floor void.

The adaptability of AET’s UfAC system will give the incoming tenants
complete control over how they use the office space by allowing them
to quickly and easily reposition the Fantile™ units to suit their CAT-B
layouts making for a more cost effective and sustainable air conditioning
solution.
