Focus Point adds Fantiles to Underfloor HVAC System

AET Flexible Space, leading authority on underfloor air conditioning systems have recently supplied their unique fan terminal units, known as “Fantiles” to an existing underfloor system at Focus Point on the Caledonian Road.

The building is part of the Regents Quarter, a prominent mixed use development located near Kings Cross and St Pancras and was originally developed in 2005 by P&O Ferries and LaSalle Investment Management.  The office floor is constructed around a central core, with generous ceiling height and natural daylight.

The existing underfloor system is a York Flexsys installation, equipment which is no longer available in the UK. The Flexsys equipment operates with a central plant supplying air at high volume and introducing supply air into the space using traditional swirl grilles.  This concept is known as displacement ventilation.  AET Flexible Space were contacted to assist with optimising the system as part of a planned refurbishment programme and with a view to enhancing the air conditioning system to provide more comfort and more control.

With typical AET Flexible Space systems, fully conditioned air is fed into the plenum at floor level by zonal downflow units (CAM), and the air is then introduced into the space via floor recessed fan terminal units or “Fantiles”. Fantiles are easily relocated with the 600 x 600 mm raised floor tiles and also feature integrated controllers allowing users to personally adjust temperature and fan speed settings.  It is also possible to integrate AET Fantile with central plant systems retaining the principle of displacement ventilation but offering more comfort and control with the addition of fan assisted terminals.

AET Flexible Space has supplied and commissioned forty six (46) TU4-EC Fantiles for the first floor of Focus Point.  The existing pressure control equipment has been reconditioned and AET have also supplied their latest Flexgateway communications module to connect the Fantiles to the main BMS; the first project to require the Flexgateway to be installed with Bacnet protocol.  AET is confident that with the addition of Fantiles, the system is capable of providing high specification comfort cooling to potential new occupants and hopes to receive the order to provide a similar solution to the second and third floors.
